Create healthy places that improve resident wellbeing
We are focused on building and managing places and communities which improve the physical and mental health of our residents.
Having a safe, secure and comfortable home is an essential ingredient for our residents to enable them to live a healthy life.
Building safety and quality
As part of our commitment to providing quality homes for our residents, we're taking a proactive approach to identify and reduce condensation, damp and mould issues in our properties.
We understand that addressing condensation, damp and mould issues is urgent and important, and we take responsibility to resolve them. Our approach is to work collaboratively with our residents to complete repairs and support them in managing this issue within their homes.
We've been helping our residents spot the signs of potential problems and investing in devices to monitor humidity and ventilation to help identify issues at an early stage. We also started a series of return visits to households that have reported problems in the last two years and began the process of recruiting an additional 100 colleagues dedicated to dealing with condensation, damp and mould.
Neighbourhood toolkit
Over the course of 2022/23 we have been progressing work to develop our Neighbourhood Toolkit. Work has been carried out with the Quality of Life Foundation at three pilot sites across the country, evaluating issues which are important to our residents across six key themes.
The next phase of the work is to evaluate the outcomes from the pilots and deliver a plan to roll out to other areas across our portfolio.
Placemaking
The use of architects and urban designers across all our developments means that placemaking is built in from the design stage as part of our approach to creating communities that last. This is done in collaboration with local people, who help us to understand and address the specific needs of their area.
