Clarion secures approval for redevelopment of Clare House in Tower Hamlets
Clarion Housing Group is pleased to announce that its plans for the redevelopment of the Clare House site in Bow have received approval from the London Borough of Tower Hamlets’ Planning Committee.
This milestone paves the way for the transformation of the site, delivering 145 high-quality new social rented homes and a new modern community facility.
Situated within Clarion’s Monteith Estate and just 0.9 miles from Bow Road Station, the approved plans include the demolition of the existing 22-storey Clare House and the construction of a new 23-storey residential building, complemented by an adjoining 4-5 storey mansion blocks. The redevelopment will deliver much-needed affordable housing in the borough, with 51% of homes comprising three- and four-bedroom family-sized units, addressing a key housing need in Tower Hamlets.
Designed by HTA Design to create a thriving and sustainable community, the new development will also provide enhanced landscaping, play spaces, and improved public realm. The project aligns with Clarion’s commitment to delivering high-quality social housing while ensuring a greener, more inclusive environment for residents.
Richard Cook, Chief Development Officer at Clarion Housing Group, said:
“We are delighted to receive planning approval for the redevelopment of Clare House, which marks a crucial step in our mission to renewing this site to provide much-needed social rented homes in Tower Hamlets. This scheme will deliver high-quality homes for local families, alongside a new community space that will serve as a valuable hub for residents. We look forward to working closely with the local community as we bring this vision to life.”
Paul Maddock, Associate Partner, Senior Architect at HTA Design, said:
"We're proud to be working with Clarion and the local community to design exceptional social rented housing in Bow. The design takes cues from Tower Hamlets’ 20th Century heritage of social housing schemes such as those designed locally by Berthold Lubetkin. We designed a repeating chequerboard pattern of contrasting brick panels to add a lively character to a more slender landmark building with stunning views across Victoria Park. This approval is an important milestone in creating a place people will be proud to call home."
The Clare House redevelopment has been shaped by extensive public consultation, including engagement with local residents, former Clare House occupants, and young people who participated in a dedicated youth engagement programme. The scheme also benefits from strong backing from the Greater London Authority (GLA), ensuring the delivery of high-quality and sustainable housing.
Clarion Housing Group remains committed to keeping residents and stakeholders informed as the project progresses, with demolition and preparatory works set to begin in the coming months.
